A ready-to-move villa lets you see exactly what you are paying for. It also means the checks happen before you sign, not after. Use this list on your site visit.
1. Check the RERA registration
Projects of this size must be registered with UP RERA. Note the registration number and look it up on the UP RERA website. Check that the plan you are shown matches the one filed.
2. See the land title and approvals
Ask for the title documents, the approved layout and building plans. A lawyer can verify them for a small fee.
3. Ask about the completion certificate
A completion or occupancy certificate confirms the building matches its approvals. GST generally does not apply to a ready-to-move home that already has one; confirm with your CA.
4. Walk through the actual villa
Open taps, switch on every light, check the slope of bathroom floors and the finish of tiles and railings. Photos help, but nothing replaces a visit.
5. Match the specifications
Compare what you see against the written specification: tile sizes, fitting brands (ISI marks), wiring and switches.
6. Check water, power and drainage
Ask about the water source, the electricity connection and meter, and the sewerage and storm-water drainage.
7. Measure the space
Take the floor plan with you and check room sizes. Understand which areas are counted in the quoted size.
8. Get a written price sheet
Ask for every charge in writing: base price, corner or park-facing charges, parking, maintenance and registration.
9. Plan your home loan early
Banks check the project's documents before sanctioning a loan. Ask the builder which banks have already approved loans in the project.
10. Budget for registration
Stamp duty and registration fees are paid at registration. Check the current rates with the sub-registrar's office or your lawyer.
At Lakshmi Villas 2 you can walk through a finished, semi-furnished villa any day of the week. Book a site visit.
